Utopia Brands has signed a 10-year lease on a 129,139 sq ft warehouse at Dove Valley Park in Foston, Derbyshire, through developer Indurent. It gives consumer goods operators a worked example of a business stepping up through four lettings in six years as demand grows, ending with more than seven times its original footprint.
Utopia Brands develops and sells consumer products across home, lifestyle and wellness categories.
Indurent is a property company that leases small and medium-sized industrial warehouses to UK SMEs.
The growth path is documented. Utopia Brands first took Unit 1 at Coningsby Business Park, Peterborough, at about 18,000 sq ft in 2020. Four months later it added Units 2 and 3, a further 19,000 sq ft, to support customer demand.
In December 2024 it relocated to a 54,000 sq ft unit at D54, Indurent Park Derby. The Dove Valley Park letting is the third time Indurent has moved the company into a larger unit within its portfolio.
George Goldsmith, senior asset manager at Indurent, said: “One of the key advantages of our national portfolio is that we’re able to support customers as their requirements evolve. We’ve worked with Utopia Brands since 2020, helping the business move into larger premises as it has grown. This latest letting is a great example of how we can provide the space and flexibility our customers need.”
The unit sits within a Midlands logistics hub. A property listing for the building describes direct access to the A50 dual carriageway, 18.3 miles from Junction 24 of the M1 and 25.5 miles from Junction 15 of the M6.
Demand for home goods is strong. Big Furniture Group reported that ONS data shows furniture and lighting retail sales rose 29 per cent to £1.61 billion in September 2026, 11 per cent above a year earlier, although October sales have fallen every year since records began.
For the sector, repeated upsizing within one landlord’s portfolio signals that growing consumer goods businesses value warehouse space that scales with them, not only a single large lease.
