MHL Hotel Collection and Tifco Hotel Group have announced that MHL has acquired two co-located Dublin Airport hotels from Tifco, in a deal reckoned to be worth €100 million; exact terms were not confirmed. It matters because it puts two airport hotel assets under an operator with the scale to run them as an integrated dual-branded property rather than two standalone units.
MHL Hotel Collection is Ireland's second-largest hotel group and the largest in Dublin, operating hotels across Dublin, Galway, Limerick, Belfast and Wicklow. Following this deal its portfolio reaches 16 properties.
Tifco Hotel Group is Ireland's second-largest hotel operator, ultimately owned by US investment firm Apollo Management, running a portfolio of owned and management-contract hotels including Crowne Plaza and Hilton branded properties across the country.
The two properties, a 209-room Crowne Plaza and a 214-room Holiday Inn Express, form the only dual-branded hotel at Dublin Airport, and MHL beat several other bidders to secure the asset.
The sale continues Apollo's pattern of reducing its Irish hotel holdings through targeted disposals, part of a broader realisation of hotel real estate value as the sector's operating metrics improve. Dublin's key city markets averaged 77 to 83 per cent occupancy in 2025, with both occupancy and RevPAR up on the prior year.
Transaction activity across the Dublin market was already elevated this year following the sale of the Dalata hotel business to Pandox, contributing to 26 properties trading in the city during 2025 alone.
MHL's move also lines up with the airport's own operational shift. Dublin Airport recently had its 32 million passenger annual cap lifted, opening capacity for further growth that directly benefits airport-adjacent hotel operators positioned to capture it.
For the sector, the deal signals that airport-proximate, dual-branded assets are now viewed as a distinct operational category worth competing hard for, rather than a generic addition to a wider city portfolio.
